General Rules

Check-In / Check-Out

  • Check-in time is 2:00 PM. Early arrival is permitted for the use of resort facilities.

  • Check-out time is 11:00 AM.

  • Late check-out may be permitted only if no subsequent booking exists—confirm with management.

  • Guests must vacate on time to allow for cleaning.

Security Deposit

  • A $300 security deposit per cottage is required.

  • Deposit will be returned at check-out, provided the cottage is left in its original condition.

​​

Waiver Requirement

  • A liability waiver must be signed at check-in.

  • Guests must use all equipment responsibly and at their own risk.

  • Cottage country: facilities can be interrupted for many reasons; we strive to repair with urgency

  • Compensation is not offered under these circumstances (water, toilets, propane, electricity, etc.).

Cottage Use & Furnishings

  • Do NOT move furniture within or between cottages.

  • Do NOT transfer dishes, pots, pans, or utensils between cottages.

  • All items must remain in their assigned cottage.

BBQ Use

  • Propane BBQs are provided.

  • Do NOT use charcoal in the BBQs.

​​

Fire Pit

  • A communal fire pit is available.

  • Guests must comply with all posted fire bans and local regulations.

​​

Smoking Policy

  • This is a smoke-free establishment indoors.

  • Outdoor smoking is permitted.

  • Dispose of cigarette butts properly.

​​

Alcohol Consumption

  • Alcohol may only be consumed within your rented cottage, in accordance with Ontario law.

  • Resort grounds are private to your rental group.

​​

Garbage Disposal

  • Separate garbage into recyclable and non-recyclable.

  • No wet garbage collection is provided.

  • Do NOT burn garbage in fire pits.

  • Dispose of garbage in designated bins at the entrance and ensure lids are secured.

  • Do NOT leave garbage outside cabins at any time.

Parking

  • All vehicles must be parked outside the gates.

  • Vehicles may enter temporarily for loading and unloading only.

  • This is a fire and safety requirement and must be followed.

 

Activities & Equipment Use

General Safety

  • There is no lifeguard on duty.

  • All activities are undertaken at your own risk.

  • Parents/guardians are fully responsible for supervising children at all times.

Watercraft & Equipment (Canoes, Kayaks, Paddleboards, Pedal Boats)

  • Life jackets are mandatory for all users, regardless of swimming ability.

  • An emergency kit must be onboard.

  • Launch and return equipment to designated areas only.

  • Do NOT drag equipment—carry with assistance if needed.

  • Return all equipment to shore and store paddles/life jackets properly.

  • Misuse or negligence may result in loss of privileges without refund.

  • ​

Trampoline & Recreational Equipment

  • Adult supervision is required at all times.

  • One person at a time on the trampoline.

  • No misuse (e.g., hanging on nets or unsafe behaviour).

  • Damage caused by misuse will be charged to the guest at replacement cost.

Guests & Visitors

  • Additional overnight guests: $80 per person, per night.

  • Day visitors: Must register with management; fees may apply.

​​

Liability & Responsibility

  • Rice Lake Retreat does not provide supervision of minors.

  • Guests assume full responsibility for safety, supervision, and proper use of all facilities and equipment.

3. PAYMENT TERMS

  • 25% deposit required to secure booking

  • Remainder of balance due at check-in

4. SECURITY DEPOSIT

  • Minimum $250 per cottage

  • Refundable after inspection

  • Subject to deductions for:

    • Damage

    • Missing items

    • Cleaning ($50/hour)

5. OCCUPANCY & USE (ENFORCEABLE)

  • Maximum occupancy:

    • Cottages 1–6: 8 persons

    • Cottage 7: 12 persons

    • Cottage 10: 10 persons

  • Applies to all persons on-site at any time

  • Family-style occupancy only (adults + children)

  • No parties/events without written approval

  • Primary Renter is fully responsible for all occupants and visitors

  • No subletting

  • No tents/trailers without approval

OCCUPANCY VIOLATION PENALTIES

  • $80 per extra person per day

  • Immediate removal of excess persons

Violations may result in:

  • Immediate termination without refund

  • Additional charges

Unauthorized events:

  • Minimum $500 penalty

  • Possible eviction

IDENTIFICATION & VERIFICATION

  • Government-issued ID must be provided upon request

Failure may result in:

  • Removal of individuals

  • Termination without refund

​​

SECURITY DEPOSIT ESCALATION

The owner may require a higher deposit for large/high-risk groups.

​

NOISE & NUISANCE

Guests must comply with local bylaws in Ontario.

Violations may result in fines or eviction.

​

6. PROPERTY RULES

  • Do not move furniture

  • Do not transfer dishes, cookware, or utensils between cottages

  • Follow garbage disposal rules

  • No indoor smoking

  • Follow all fire/safety regulations

  • ​

7. EQUIPMENT & ACTIVITIES

All use is at the renter’s risk, including:

  • Watercraft

  • Trampolines

  • Dock/waterfront

Requirements:

  • Life jackets required

  • No lifeguard

  • Children are supervised at all times

8. DAMAGE & REPAIRS

Renter responsible for:

  • Damage beyond normal wear

  • Lost/misused equipment

  • Repair/replacement costs

9. ACCESS

Owner may access property at reasonable times.

​

10. CANCELLATION POLICY

  • Written notice required

  • Rebooked: refund minus $200

  • Partial rebook: partial refund

  • No rebook: no refund

11. LIMITATION OF LIABILITY

To the maximum extent permitted:

  • No liability for indirect damages

  • Liability limited to the rental amount paid

12. WAIVER OF LIABILITY (SEE APPENDIX “A”)

The Renter acknowledges that a separate Waiver of Liability is attached as Appendix “A” and forms part of this Agreement.

  • All adults must sign Appendix “A” (at or prior to check-in)

  • Failure to sign = denial of occupancy without refund

Renter agrees to ensure compliance by all occupants and accepts joint responsibility.

13. INDEMNIFICATION

Renter agrees to indemnify and hold Owner harmless from:

  • All claims

  • Damages

  • Legal costs

Including those arising from guest actions.

​

14. MINORS

Renter assumes full responsibility and supervision.

​

15. PHOTO RELEASE

Owner may use media for marketing.

  • Rule violations

  • Unsafe or illegal conduct

17. FORCE MAJEURE

Owner not liable for uncontrollable events.

18. GOVERNING LAW

This Agreement is governed by the laws of Ontario.

19. ENTIRE AGREEMENT

This is the full and binding agreement.

APPENDIX “A”

Waiver

Rice Lake Retreat Cottage & Campground

 

Release of Liability, Waiver of Claims, Assumption of Risk & Indemnity Agreement (the “Waiver”)

TO: Rice Lake Retreat Cottage & Campground, its owners, directors, officers, employees, contractors, agents, representatives, affiliates, successors and assigns (collectively, “Rice Lake Retreat”)

​

IMPORTANT NOTICE

BY SIGNING THIS WAIVER, YOU ARE WAIVING CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE OR CLAIM COMPENSATION, INCLUDING CLAIMS ARISING FROM THE NEGLIGENCE OF RICE LAKE RETREAT. PLEASE READ CAREFULLY.

1. ACKNOWLEDGMENT OF RISKS

I acknowledge that my presence at and use of the property, facilities, equipment, and participation in any activities at Rice Lake Retreat involve inherent and significant risks, including but not limited to:

  • Water-related risks, including drowning, capsizing, hypothermia, and collisions

  • Use of recreational equipment (canoes, kayaks, paddleboards, pedal boats, trampolines, docks, etc.)

  • Slippery, uneven, or natural terrain

  • Fire pits, BBQs, and open flames

  • Weather conditions and environmental hazards

  • Wildlife encounters

  • Equipment malfunction or misuse

  • Acts or omissions of other guests or third parties

I understand that such risks may result in serious injury, illness, property damage, or death, including those arising from the negligence of Rice Lake Retreat.

2. ASSUMPTION OF RISK

I voluntarily and freely accept and fully assume all risks, whether known or unknown, foreseeable or unforeseeable, including risks arising from the negligence of Rice Lake Retreat.

3. USE OF PROPERTY & RESPONSIBILITY

I agree that:

  • I am responsible for my own safety and the safety of all individuals in my group

  • I will supervise all minors at all times

  • I will comply with all posted rules, policies, and applicable laws

  • I will use all facilities and equipment at my own risk

I accept full responsibility for:

  • Any damage to property, equipment, or facilities beyond normal wear and tear

  • Any injury, loss, or damage caused by myself or members of my group

  • ​

4. RELEASE OF LIABILITY

In consideration of being permitted to access and use the property, I hereby:

  • WAIVE ANY AND ALL CLAIMS I have or may have in the future against Rice Lake Retreat

  • RELEASE Rice Lake Retreat from any and all liability for injury, death, property damage, or loss

This release applies to any cause whatsoever, including but not limited to:

  • Negligence, including the negligence of Rice Lake Retreat

  • Breach of contract

  • Breach of statutory or other duty of care

5. LIMITATION OF LIABILITY

To the maximum extent permitted by law:

  • Rice Lake Retreat shall not be liable for any indirect, incidental, consequential, or special damages, including loss of enjoyment, loss of income, or travel costs

  • Any liability that cannot be excluded shall be limited to the total amount paid by the renter for the stay

6. INDEMNITY AND HOLD HARMLESS

I agree to indemnify, defend, and hold harmless Rice Lake Retreat from and against any and all claims, demands, damages, losses, liabilities, costs, and expenses (including legal fees on a full indemnity basis) arising from:

  • My actions or omissions

  • The actions of any person in my group or invited by me

  • My breach of this Waiver or any rules

  • My use or misuse of the property or equipment

This obligation applies even if the claim arises in part from the negligence of Rice Lake Retreat and survives the end of my stay.

7. RESPONSIBILITY FOR MINORS

If I am signing on behalf of a minor:

  • I confirm I am the parent or legal guardian

  • I accept full legal responsibility for the minor

  • I agree to all terms of this Waiver on their behalf

  • I assume all risks associated with the minor’s participation

8. NO LIFEGUARD / NO SUPERVISION

I acknowledge that:

  • There is no lifeguard on duty

  • Rice Lake Retreat does not provide supervision of minors or guests

  • I am solely responsible for supervision and safety

  • ​

9. PHOTO & VIDEO RELEASE

I grant permission to Rice Lake Retreat to use photographs, video, or recordings taken during my stay for marketing, promotional, or commercial purposes, without compensation.

If I do not consent, I will notify management in writing prior to my stay.

10. COMPLIANCE AND TERMINATION

I agree to comply with all rules and instructions.
Failure to comply may result in immediate termination of my stay without refund.

11. SEVERABILITY

If any portion of this Waiver is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.

​

12. GOVERNING LAW

This Waiver shall be governed by and interpreted in accordance with the laws of the Province of Ontario and the applicable federal laws of Canada.

​

13. ACKNOWLEDGMENT AND VOLUNTARY EXECUTION

I confirm that:

  • I have read and understood this Waiver in full

  • I understand that I am giving up substantial legal rights, including claims arising from negligence

  • I am signing freely and voluntarily without inducement

  • I intend this Waiver to be binding on myself, my heirs, executors, administrators, and assigns
